The Newtown Park Apartments project consisted of the upgrade of five existing 1960’s apartment blocks, one 10 storey block, two 8 storey blocks and two 4 storey blocks and the demolition of an additional accommodation block.
The project was highly complex with a full seismic upgrade of all buildings, services replacements, new fire services and additional fire stairs, re-cladding, apartment reconfigurations, new architectural finishes and highly quality landscape and external works component. The work also involved complex staging requirements while the site was continually occupied by sensitive Wellington City Council tenants.
Shane initially held the role of Senior Site Manager moving into the role of Project Lead managing 6 site managers. Where Shane made a difference on this project was his ability to manage the constantly changing design by consistently providing solutions to the client team with every design challenge that they faced on a daily basis, and ensuring these changes were communicated to sub-contractors and implemented on site. The project recorded over 4500 variations. He leads by example, is team focussed, and likes to be challenged.
He was involved in the destructive investigations and prototyping of apartments through the design phases. His insightful observations of the existing structure and construction assisted the design team in the resolution of aspect of the design and documentation in order to ensure build ability. Shane and his team faced many other major challenges from consent approvals and constructing within close proximity to occupied Housing Units to finding and removing asbestos, reusing some existing wall, ceiling linings and carpet, and shrink wrapping to protect the first tower block. This resulted in a mix of success and failure on the main building, due to Wellingtons consistent and heavy wind conditions. To miss a delivery date was unacceptable not just for Wellington City Council as the client, but the very many families who were to vacate existing accommodation requiring notice periods that were set in stone once signalled.
Shane’s vast construction knowledge of all facets of the build process and his natural ability to lead a team effectively ensured this project was a success. His commitment to this project was exceptional as was his management leadership style and his motivational skills.
